Nationally, home sales saw a <b data-path-to-node=\"15\" data-index-in-node=\"129\">1.9% decline<\/b> in December, but Montreal is once again &#8220;bucking the trend&#8221; as we head into the spring market of 2026.<\/p><br\/><br\/><h3 data-path-to-node=\"16\">Montreal\u2019s Competitive Edge<\/h3><br\/><p data-path-to-node=\"17\">While Toronto and Vancouver prices are adjusting downwards, the Greater Montreal Area has seen aggregate home prices climb by <b data-path-to-node=\"17\" data-index-in-node=\"126\">4.9%<\/b>. However, with housing starts down significantly across the island (dropping from 40k to 30k units over the last 3 years), inventory is our biggest challenge.<\/p><br\/><p data-path-to-node=\"21\"><b data-path-to-node=\"21\" data-index-in-node=\"0\">My take:<\/b> In a low-supply market, the &#8220;Green Premium&#8221; is real. Homes with energy-efficient upgrades are not just selling faster\u2014they are setting new benchmark prices. If you are looking to buy or sell in <b data-path-to-node=\"21\" data-index-in-node=\"203\">Villeray, Rosemont, or the Plateau<\/b>, the time to act is now before the spring inventory crunch.<\/p><\/p>\n\n<h3 class=\"wp-block-heading\">Why is Montreal the exception?<\/h3>\n\n<p>While Toronto and Vancouver are experiencing a price correction, Greater Montreal is showing robust growth. For Montreal buyers, this means welcome stability. However, with inventory remaining low (approximately <strong>30,000<\/strong> units under construction, down from 40,000 in 2022), scarcity will continue to drive prices up in central neighbourhoods like Villeray and Rosemont.<\/p>\n\n<p><strong>My verdict:<\/strong> Don&#8217;t wait for a massive price drop, which is unlikely to happen in Montreal.
