What is the price of your property?
One of the essential steps in the sale of your home is to establish a realistic selling price. To get there, you need to the present condition of the market. Your broker may give you an idea of the real value of your home by comparing it to similar properties currently for sale in the neighbourhood, or recently sold. This will make it easier to secure a fair and competitive selling price.
You also need to identify the elements that can act positively or negatively act on the value of your home:
• location;
• dimensions;
• year of construction and state of conservation of the property;
• number and arrangement of parts;
• construction materials used;
• land development;
• specific characteristics of the sector;
• etc.
This exercise will make you perhaps reduce the asking price for your property because a price too high compared to the market might move away buyers and will therefore have a direct influence on the time required for the sale. Remember that a property which stay too long on the market tends to lose interest to buyers. If the owner wishes to change the asking price during the contract, is required to complete an “Amendments and Notice of Fulfilment of Conditions”.
Costs relating to repayment. If the buyer chooses not to assume your mortgage, which is usually the case, you must pay off your mortgage and the mortgage to delist at your expense. The early repayment of your loan can then result in a penalty that you must pay when selling your home
Inclusions and exclusions
The question of included or excluded items should be carefully considered before signing the brokerage contract. This stage of the sales process is often the subject of disputes between the seller and the buyer. Therefore I recommend bringing them as much detail as possible. It is best to report all goods that could be confusing specifying those included and those that are specifically excluded by indicating, for example, their neck to them, their brand and serial number:
• water heater or heat pump;
• the air conditioner;
• curtains and blinds facilities;
• household appliances;
• the shed;
• electrical installations;
• etc.
